Fulcrum provides operational management to a variety of different asset types, this includes the management of Hard FM service providers and undertaking contract variations. Health & Safety is a key priority for the business and is at the heart of all operational service delivery.

The Operations Team manage each asset in line with the contractual specifications and the customer requirements. These requirements include ensuring facilities remain modern, available, safe, efficient, sustainable and accessible.

All assets are maintained by specialist contractors. The Fulcrum Operations Team monitors performance against standards ensuring that the end user receives consistently excellent service.

The Operations Teams also manage the planned preventative maintenance and replacement of the buildings’ parts and equipment through a process known as ‘lifecycle management’. The team works closely with the customer local authority to ensure the assets perform in line with expectations to ensure seamless service for the customer.

THE OPERATIONS TEAM IS RESPONSIBLE FOR:

  • Customer satisfaction monitoring
  • Statutory compliance including full Health and Safety monitoring
  • Actively finding ways to improve services and estate performance through innovation and greater efficiency
  • Contractual compliance

LIFECYCLE MANAGEMENT

Fulcrum manages the planned preventative maintenance of buildings’ parts and equipment, for the duration of the contract. The team works closely with estate colleagues to ensure that any work is carefully planned and minimises disruption. Active asset management is key to Fulcrum’s philosophy.

Fulcrum manages the Lifecycle plan for projects to ensure this is aligned with the ISO55001 approach, securing delivery of value for money and efficient risk management for projects.
